Marketing

  • Advertise the home for rent on our website, Twitter, and Facebook pages.
  • Advertise the property on KSL.com.
  • When desired and effective, compose and monitor a local newspaper ad. The property owner is responsible for the nominal advertising fee.

Screening

  • Take all incoming calls concerning the property.
  • Meet with each prospective tenant personally and show the property.
  • Credit and background checks required for each applicant, paid for by the applicants. Required credit score minimum is 550.
  • Reference calls on each application received, confirming:
    • Current and past employment
    • Character and personal references
    • Current and past landlords
  • Owner input welcome in choosing tenants, if desired.

Move-in

  • Meet with the tenant to sign the lease and inspect the property, noting conditions on a move-in inspection form.

Collection and Remittance

  • Collect rent and remit to the owners in an expedited manner. Most owners are paid in the first few days of each month.
  • Deliver pay or quit notices to tenants who are late with their rent and communicate with owners any pertinent information about delinquent accounts.
  • We are associated with Cullimore Law Firm, who handles collections competently, when needed.

Maintenance

  • Frequent drive-by inspections and yearly full inspections. More frequent inspections available by owner request.
  • We have our own fully competent maintenance team, saving you money. They are always on alert for the condition of the home interior and report any problems.

Move-out

  • Inspect the property with the tenants and compare the home’s condition with the move-in condition report.
  • Return of deposit monies.

Other

  • Send owners a monthly statement detailing every cost. We also send a yearend statement for tax use.
